Mid-rise

Adjective. midrise (architecture, of a building) Neither high-rise nor low-rise; typically consisting of four to ten stories. Being approximately 4 to 10 stories high.

Since 2012 Architect Karl Shane Diskin has worked on a variety of self-initiated development projects in tandem with his architectural career in London, Glasgow, Melbourne and Cork, where he worked with elite-set practices Scott Tallon Walker, Studio Egret West, John McAslan + Partners, Metropolitan Workshop, and Grimshaw Architects.

Studio Midrise is a property consultancy founded in 2023 based upon an interest in uniting these twin career paths under a single banner, doing property development differently. Our guiding principles are to pursue the ‘triple bottom line’ theory often referred to as the three “P's”: people, planet, and prosperity. We only build projects we would be happy live in ourselves, and as our name suggests we champion midrise developments in particular for their optimum balance of liveability, sustainability and economic viability.

We develop projects which stimulate our interests in architecture, built heritage and sustainable urban development of our towns and cities. We bring an aesthetic architectural eye and urban design chops to property development, and we bring a hard nosed business acumen to architectural design, delivering a service to our clients described as ‘the best of both worlds’ creating fulfilling, generous and healthy places to live, profitably.

Why is Midrise development so good?

Mid-rise apartments are a practical, affordable option for working professionals. As a result, you can find them in almost every major European city, from Paris to Barcelona, Vienna to Amsterdam. Put simply, mid-rise buildings offer an elevated living experience for residents without breaking the bank. There are a variety of features that set mid-rise buildings apart from low and high-rise developments, including:

  • Shared communal spaces. Many multi-story properties offer great communal amenities like laundry rooms, gyms, and roof gardens. This is great when appealing to renters who want the connectivity and facilities of an urban or inner suburban location with the quiet and amenity offered by low-rise housing.

  • Elevator access. Most multi-story apartments have elevators and stair access, making them more accessible for residents with limited mobility, offering a great balance of high occupancy and appeal to a diverse range of residents..

  • Optimum use of available urban land. Mid-rise apartments can make more efficient use of existing urban land, delivering new homes without sprawling out into the green belt, especially in areas where high-rise buildings aren’t allowed. Midrise buildings integrate well into established residential areas, offering increased density at a residential scale while maintaining a sense of connection to the tree canopy and activity at ground floor level.

The increased number of dwellings per hectare offered by midrise developments brings a population density that can support bus routes and sustain a variety of local shops and services, enabling residents to maintain a healthy and active car-free lifestyle that has the least impact on the earth, climate and biodiversity. At the same time, midrise development can optimise values for land owners, delivering increased unit numbers and reducing the land cost per unit.
